YES. Absolutely necessary. One hundred percent.

As a buyer, a warranty is a policy that costs between $200-$500. It usually lasts about a year. Typically, it covers appliances--items that aren't structural. I also recommend renewing every 12 months.

As a buyer's agent, you're doing a disservice if you don't write this into all offers that you submit. Your clients will love you for it. Especially when you highlight it as a value-add.
